Carbondale is three different property markets
Most towns we cover have one kind of listing. Carbondale has three, and each one needs different footage:
- Jackson County farmland, orchards and timber. Large parcels where the buyer needs to understand shape, access, water and tree cover — things a ground photo cannot show at all.
- University rental property. Southern Illinois University sits in the middle of town, and a lot of Carbondale property is rented rather than sold. A continuous indoor walkthrough answers the question a prospective tenant actually has, which is what the place is like to move through.
- Owner-occupied homes and local business premises across Carbondale and the surrounding Jackson County towns.
Work published near Carbondale
- 1275 Grammer Rd, Carbondale — Peach Orchard, Farmland Drone Tour (March 2023). Aerial coverage of an orchard property, flown to show the planted rows, the ground and the surrounding parcel.
- Ava, 19 miles north. Four published tours in and around Ava, two of them filmed indoors — 710 Sharp Rock Road (indoor residential), 8308 State Route 4 (a 1,750 sq ft home with a 4,000 sq ft shed on 36 acres), 199 Bluegrass Lane and 13446 Highway 4.
Indoor drone tours — the part most operators skip
An indoor drone tour uses a small FPV drone flown by hand through the inside of a building, in one continuous take, with no GPS to hold it steady. It is a different skill and different equipment from flying a camera drone at altitude over a roof, and most drone operators in southern Illinois do not offer it.
MG Drone Tours has filmed indoor tours since October 2022. On a recent estate shoot the whole property went in one unbroken flight: out the front door, through the house and upstairs, back outside through a second-story window, down a path into the woods, then directly into and out of two barns, before switching to a larger drone for smooth footage over the entire property.
Common questions
Do you cover Carbondale and Jackson County?
Yes. Carbondale is 64 miles from our base in Johnsonville, and we have published work in Carbondale and in Ava, 19 miles to the north. Murphysboro, De Soto, Makanda and the rest of Jackson County are all inside our normal service area.
Can you film rental property and student housing?
Yes. A one-take indoor walkthrough works particularly well for rentals, because a prospective tenant can see the actual layout and condition without a viewing. Tours can be filmed with tenants and furniture in place.
Do you film orchards, timber and farm ground?
Yes. Aerial and 360° panoramic coverage of farmland, orchards, hunting ground and timber is one of our main services — the Carbondale peach orchard on Grammer Rd is a published example.
Are you FAA certified and insured?
Yes. Derrick Martin holds an FAA Part 107 Remote Pilot Certificate, and MG Drone Tours carries $5 million in liability insurance. A certificate of insurance can be provided where a property manager or commercial client requires one.
How long does it take?
A residential shoot takes 30 minutes to an hour on site. Finished, edited video is delivered within two days.
